Over the last month we’ve witnessed a growing confidence in the property market. Record low interest rates are bringing with them an influx of buyers, and auctions continue to be successful with a high proportion of homes selling under the hammer or shortly after.

We are seeing a more buoyant market in Rodney compared to some other areas in Auckland, and with numbers peaking at 32 attendees at one open home this past weekend; buyer confidence seems to be increasing coming into Spring.

Bearing this in mind, if you are thinking of placing your home on the market in the next month, our advice is that it’s never too early to prepare your home for sale.

Although we definitely recommend decluttering and storing away all personal photos, so that potential buyers can envisage themselves in your home, there are many other small tasks that will increase the attractiveness of your property to buyers.

Enlist a professional cleaner to give your home a good once over before the photos are taken. Most of us never quite attack the dirt under the sofa, so it pays to invest that little bit extra for a professional touch. Giving your blinds or curtains professional cleaning can work wonders and you’ll be amazed at how much brighter your rooms appear with freshly cleaned window coverings. And don’t forget the small things like changing out non-working light bulbs and smoke alarm batteries.

Like most of us, you probably have a list of small building or electrical jobs to do. Tradies are always in high demand so book them in now as it can take weeks to get an appointment.

Finally, first impressions count so make the front of your home look its best! From colorful potted plants as you enter the property, to a new welcoming mat and freshly cleaned gutters, it will pay off to set a great mood from the outset. Think curb appeal!
